Different Type of Residential Architecture

In an atomized and parceled out setting of the Lekino Brdo neighbourhood’s south slope in Belgrade, the client wanted an authentic, recognizable piece of architecture.

Since it was the company’s first investment project, it set up goals for creating a good starting position for its new branch – uniqueness of the structure, its recognizable appearance, innovative way of utilizing the loft and maintaining the high quality while utilizing location capacities with maximum rationality.

We have designed a complex with 184 flats of which there are very few identical ones, due to peculiarities of the terrain and the town planning determinants. They feature a great variety of interior ambiences where each customer can find something that perfectly suits its needs.

BROKEN SHAPED ROOF

By drawing inspiration from the surroundings and through our dialogue with the client, we have created a unique roof structure, born out of our aspiration to make the new object fit into the existing landscape while questioning it, at the same time. Our aim was to make the appearance of the roof evolve into an autonomous theme, giving a hallmark to the entire project and pointing out the importance of roofs in the image of a city.
Functionality wise – we wanted to show the potentials of using lofts in more innovative ways.

PENTHOUSE DUPLEXES

How did we manage to turn the least desirable residential units – duplex flats with a loft – into desirable, high demand flats?

By thinking out of the box, we have managed to avoid the conventional flat arrangement and shifted the daily activities zone to the roof and placed the night zone on the storey below. As a result, daily areas opened up to large rooftop terraces and striking views. Thanks to the specific roof geometry, each rooftop terrace provides a complete privacy.

Duplex sizes vary, starting from 115m2  with the largest one having the area of 200m2, which makes most of them affordable to the average domestic buyer.

FAÇADE MEMBRANE

The topic of façade membrane is designed to emphasize the horizontality of the building while maintaining the proportions of the openings of the neighbouring structures; we strived to blend it into the surroundings in a stylized fashion.

The façade rhythm had a role of neutralizing and relativizing the replication of windows and terraces, inevitable in such a big residential complex. It also serves as means of framing the view, providing privacy and protection from direct sunlight during the summer.

GARDENS ON THE GROUND FLOOR

Flats on the ground floor have their own gardens, which, observed from the west side, looks like a natural extension of the neighbouring park.

MATERIALS USED

The project saw the first use of several materials on our market. The first one was the Sikalastic 835i hydro insulating membrane, which serves as a finishing layer, laid on top of the typical concrete roof. The other ones were Swisspearl Largo Reflex façade panels in different shades, changing colours and the appearance of the building during the day.

VALUE PER METER SQUARE

According to appraisers’ estimate, the quality of architecture and design on this project increased the value of flats by 200 Eur per m2.
