UDI residential and commercial building complex is comprised of two separate units – a business building with 25600m2 of total gross area and a residential and retail complex with 74200m2 of total gross area. Special contribution to the concept development of this significant complex was made through the analytic and consultancy phase, during which we rationalized the utilization of the construction site, providing a successful urban transformation of the old industrial zone. We have rationalized the existing traffic solutions, the garage, the structure,the assembly of apartment structures and we have completely transformed the inherited business facilities concept.
The inherited value of the industrial complex was the basis for creating the identity of the new one, as an important predisposition for successful integration into the everyday life of the citizens of Belgrade.
It stems from the specific, powerful and authentic language of industrial architecture, standing as a testimony to industrial progress. This whole area stretching 3 km along the banks of the river Danube has always been identified as such. What we saw as an advantage was the opportunity of creating an excellent identity for the project by appealing to something as specific as the old Duga factory. We did a number of analyses of structure façades, all within the client’s strictly limited budget.
Collective spirit of the former industrial zone and common areas that used to support it, were in the focus of the project and an inspiration for utilizing the rooftop of the industrial structure. Greening the rooftops created pleasant and desirable areas for getting together and exchanging innovative ideas.
The line connecting the entire complex into a whole is a green avenue, which got its name from the dense high greenery that cuts through and opens views towards the commercial facilities on the ground floor.
Inside the atrium of residential blocks, a green park with an air of intimacy was formed. Children can spend time there, people can use it for reading and short recesses during the day.
